As a result of economic and political crisis and insolvency in the real sector of economy, collaterals came into banks’ possession and this trend continues to grow. Financial institutions have become owners of buildings, land plots, facilities and equipment, apartments and movable property.

Possession of non-core assets is inconvenient for banks for several reasons:

Firstly, financial position of a bank should be examined; however, it becomes difficult to assess a fair market value of illiquid assets.

Secondly, financial institutions hire additional staff to manage non-core assets and begin to outsource non-core activities. Diversion of resources away from banking operations reduces the efficiency of financial intermediation.

And the last problem consists in the necessity for maintaining non-core assets (including but not limited to payment of taxes, utility bills, security services, etc.)
